Everything else follows from those two facts. Same developer, same design team, same amenity world, one site on NE 11th Street across from E11EVEN Miami. The choice comes down to timing, rental rules and the floor plate that fits you. I sell both towers, and I own two units at E11EVEN and have put my own capital into both towers as an investor, so I look at this question from the owner's side as much as the buyer's.

What is the difference between Tower 1 and E11EVEN Beyond?

Both are 65-story towers in Park West, Downtown Miami, developed by PMG with E11EVEN Partners, designed by Sieger Suarez Architects, with interiors by AvroKO Hospitality Group. Tower 1 at 20 NE 11th Street has 375 residences and is delivered, with owners living in and renting. Beyond at 60 NE 11th Street has 461 residences and is expected to complete in Q2 2027.

The practical difference is what you can see and use today. In Tower 1, the Day Club, Chopra Spa, the sports lounge and the rooftop are open. You walk the actual residence you are buying, see the actual view from that floor and close within a resale timeline. In Beyond, you buy from the developer's remaining inventory or from another buyer's resale, you choose from the floor plans and the finish specifications on the fact sheet, and you wait for delivery.

The two towers are connected by the E11EVEN signature bridge, and Beyond owners get access to the Tower 1 amenity set. So the amenity question is less about which building has more, and more about which building gives you the rental rules and the timing you need.

How do the short-term rental rules differ?

Tower 1 allows nightly rentals through the hotel rental program. Beyond allows rentals with a 30-day minimum stay, up to 12 times per year. If nightly income is the plan, Tower 1 is the one of the two that supports it on the current record. Beyond suits monthly stays, seasonal tenants and owners who use the residence themselves.

These are two different businesses. A nightly program means more turnover, more guests and income that follows the event calendar and hotel demand. A 30-day minimum with a cap of 12 rentals a year means fewer, longer stays and less wear on a furnished residence, and it also means a Beyond owner is not competing with Tower 1 for nightly guests. Neither is automatically better. It depends on whether you want the residence to work like a hotel room or like a furnished apartment you rent by the month.

Rental program terms are set by each building and can change. Before you sign in either tower, I confirm the current terms for the specific residence, including how the program handles owner use, and I give them to you in writing. Condo-hotel structures also resell differently from traditional condominiums, because the buyer pool for a rental-program unit is partly an investor pool. That is worth understanding before you buy, not after.

How do you buy in each tower?

In Tower 1 you buy an MLS resale: the deposit is negotiated per contract and you close on a standard resale timeline. In Beyond you buy either remaining developer inventory or a resale from another buyer, the deposit structure for developer inventory is available on request, and closing follows completion, expected in Q2 2027.

The buying process is where the two towers differ most in practice. A Tower 1 resale is a negotiation with a seller: price, deposit, inspection and closing date are all on the table. A Beyond purchase from the developer is a contract on the developer's terms with a deposit schedule, and your capital is committed until the building delivers. A pre-construction purchase is a hold through closing, and I plan it with you that way from the start.

What comes inside a Beyond residence?

Beyond residences are delivered fully furnished and finished, with interiors curated by AvroKO Hospitality Group, Italkraft kitchen and bathroom cabinetry, a Sub-Zero and Wolf appliance package, WaterWorks bathroom fixtures, fully built-out master closets, a built-in washer and dryer and PMG smart home technology through the custom E11EVEN app.

Beyond also offers two collections Tower 1 buyers do not get. The Speakeasy Collection adds a custom entertainment center with an integrated cocktail bar behind fluted glass doors and a concealed European-made Murphy bed, so the living area can double as a sleeping space. The Presidential Collection adds upgraded kitchens with marble countertops and Sub-Zero wine storage, a midnight bar in the master suite, motorized roller shades and outdoor terraces with TV and audio. Penthouses are fully finished with custom layouts selected in one-on-one consultation with PMG's in-house design team, with marble flooring throughout.

What amenities do owners in each tower get?

Tower 1 is home to the E11EVEN Hotel and Residences amenities: Club E11EVEN Bar and Lounge, the restaurant collection, the casino-style sports lounge with its LED video wall, Chopra Spa and Studio, the E11EVEN Day Club and pool and the rooftop venue. Beyond owners get access to all of it, plus Beyond's own amenities across the bridge.

Beyond adds a 93-foot resort-style pool with private lounge areas and a fitness and wellness center on Level 14, fully staffed executive office suites on Level 12, the E11EVEN Beyond Members Social Club on Level 64, a signature restaurant, valet parking, access to the E11EVEN Beach Club in South Beach and a private rooftop helipad, which is pending FAA and other necessary approvals. I would not buy on the helipad; treat it as a possibility until the approvals are in hand.

One question worth asking in writing if you buy in Tower 1: the Beyond fact sheet lists the Level 64 Members Social Club as a Beyond owner feature. If access to that club matters to you as a Tower 1 owner, I get that answered before you commit.

What does pricing look like in each tower?

Tower 1 pricing is whatever sellers are asking on the MLS today, and every listed residence is on the resales page with its current asking price. Pricing on the remaining Beyond developer inventory is released on request, and I send the current price list with floor plans. I do not quote a Beyond number here that is not on a dated developer sheet.

What I can tell you is how the two price against each other in principle. In Tower 1 you pay for certainty: a finished residence, a known view and the nightly program. In Beyond you pay for the newer product and the Speakeasy and Presidential options, you accept a delivery date that is still ahead of you, and you get the 30-day rental structure. On developer inventory, the most popular lines and floors sell first and get repriced upward as the building sells, so the lines you want in Beyond are the ones to price first.

Which buyer should pick which tower?

Pick Tower 1 if you want to use or rent the residence now, if nightly rental income through the hotel program is central to your plan, and if you want to see the exact residence and view before you buy. Pick Beyond if you are comfortable waiting until Q2 2027, prefer the monthly rental model or plan to use the residence yourself, and want the Speakeasy or Presidential product.

And pick neither if what you want is a quiet, traditional residential building. E11EVEN is an entertainment-forward concept in Downtown Miami, not a waterfront or beachfront address, and the energy that makes it work for its buyers is exactly what makes it wrong for others. I would rather tell you that on the first call than after you have signed.
